Welcome

We received the Indian summer that I had hoped for, making March and much of April a delight.

Real estate market prices have remained stable with more properties being listed and a good number of buyers showing interest.

In this newsletter we look at the latest market statistics. I introduce a range of houses for sale in Papamoa Beach with leasehold tenures for the 50+ market along with an article that discusses the different types of tenure available with some more unusual ones becoming common for tiny houses.

As always, I am keen to hear from you if you have a property that will suit our 50+ market. If it is a property that also suits other age groups then we will market it through our Independent Agent brand with additional marketing tailored to our 50+ clients.

Tauranga Statistics

Compared to April 2024

  • Median Price down 2.8% to $875,000 (from $900,000)

  • Sales Count up 15.2%

Compared to March 2025

  • Median Price down 1.1% to $875,000 (from $885,000)

  • Sales Count down 13%

The current median Days to Sell of 45 days is more than the 10-year average for April which is 41 days. There were 24 weeks of inventory in April 2025 which is the same as the same time last year.
